A Phase 1 Preliminary Site Investigation (PSI) is the first step in assessing the contamination status of a site proposed for redevelopment, or for the purpose of due diligence during acquisition. The desktop study considers relevant public and site-specific data to assist in the preparation of the initial assessment. The report provides advice on former and existing land contaminating activities which may affect the contamination status of the site. The assessment provides qualitative advice on land-use suitability and the next steps in the assessment process. The report normally takes between two and three weeks to prepare.

A Phase 2 Detailed Site Investigation (DSI) may be required based on the results of the Phase 1 Preliminary Site Investigation. If a site is suspected or known to have a history of contaminating activities, a Phase 2 Detailed Site Investigation will be required. This assessment involves intrusive sampling to more accurately characterise a site and determine the nature and extent of contamination (if present). We offer a targeted approach for our clients in undertaking this assessment to produce useful and practical conclusions, with recommendations taking into consideration of the objectives relevant to any given project. The report normally takes between three and four weeks to prepare.

Where contamination is identified within the Phase 1 / Phase 2 site investigations, a strategy to remediate the identified contamination is required, in the form of a Remedial Action Plan (RAP). Given the importance of this stage, we work tirelessly with our clients to successfully adopt a remedial strategy in line with the project objectives and future land-use, to provide a commercially feasible, sustainable and desired outcome.
